When applying to let one of our properties you will need to provide the below documents:
DOCUMENTS TO PROVIDE:
Two forms of Proof of Current Residency (Utility bill, Bank statement. Recent Council Tax Bill.
Three months bank /building society statements or 3 months payslips
Two forms of ID Photographic Identification (Passport & Driving Licence)
Non-UK passport/Government Share Code
Please be aware that any/all adults aged 18 or over must complete this application form to apply for a property.
Once we have received your application these will be put forward to the landlord. NB incomplete forms/missing documents will not be submitted to the landlord.
If the landlord accepts your application, we will send you a ‘holding deposit form’ which will need to be signed and returned to the office, shortly after this has been received a holding deposit equivalent to one week’s rent will then be due to proceed to referencing. Once we have your holding deposit, current legislation stipulates that the necessary paperwork should be completed within 15 days, or such longer period as might be agreed.

Holding Deposit: Valued at One Weeks Rent (Monthly rent x 12 divided by 52). This is to reserve a property. Please note: This will be withheld if any relevant person (including any Guarantor(s) withdraw from the tenancy, fail a right to rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantor) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security Deposit: Valued at Five Weeks Rent (Monthly rent x 12 divided by 52 x 5). This covers damages or defaults on the part of the tenant during the tenancy.
Security Deposit must be received in advance of moving into the property.
At the end of your Tenancy a final inspection of the property. The Deposit will be returned if there is no damage and has been left in a satisfactory condition.
The Deposit will be registered with the Deposit Protection Scheme (DPS).
New assured shorthold tenancies (ASTs) tenant fees.
Unpaid Rent: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or other Security Device(s): Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
Variation of Contract £50 (inc. VAT) per agreed variation. (To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents)
Change of Sharer £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. (To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Early Termination: Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
