SAFETY REGULATION FOR LANDLORDS
Smoke Alarms & Carbon Monoxide Alarm
The premises are compliant with the Smoke Alarm and Carbon Monoxide Alarm (England) Regulations 2015 at the start of the Tenancy.
Gas Appliances
The Gas appliances comply with the Gas Safety (Installation and Use) regulations 1998.
Furnishings
The furniture equipment within the premises complies with the furniture and furnishings (Fire Safety Regulations 1988 as amended in 1993.
Energy Performance
The present legislation states you should have a minimum Energy Performance Certificate (EPC) rating “E” in England and Wales. Action for Remedial work has to be taken before the commencement of the Tenancy.
Electrical Inspection Condition Report
Regulations came into force on 1 June 2020 and applies to all new tenancies from 1 July 2020, and all existing tenancies from 1 April 2021. These new regulations require landlords to have the electrical installations in their properties inspected at least every 5 years and tested by a person who is qualified and competent.
Building Insurance
Landlords are responsible for the building in accordance with the building insurance.
